We welcome families and mixed sex groups over the age of 25. We do not normally accept single sex groups except in special circumstances.

General Booking Conditions and
information
Use of the
property
This agreement is for the use of the property as a
holiday let which may only be used only by the persons listed on the
booking form for the time period stated. The property may not be sub-let or used
for any purpose other than for the accommodation of the listed
persons.
Arrival and
departure
You may gain
access after
2pm on the day of your arrival.
On the day of departure the property must be
vacated by 10.00am to enable our housekeeper to prepare for the next incoming
guest. Additional charges may result if the property is not vacated by this
time
Losses or damage to the property
We are sure that you
will treat our property with care and respect however; as you will understand
we are obliged to advise all our guests of our policy regarding loss or
damage.
The holiday
tenant agrees to pay for all damages and losses and we reserve the right to make
an appropriate charge against such occurrences. Additionally should there be an
excessive cleaning requirement at the end of your stay you agree that we may
charge you the additional cost. There is a full inventory list at the property,
which will have been checked by our housekeeper prior to your arrival. You are
welcome to check this yourself if you wish. There is a security deposit of £20
per adult payable with the final balance. This is refundable within one week of
the end of your stay, provided that there is a clear inventory and damage check
made by our housekeeper.
In the event
of any damage, missing items or additional cleaning requirement the cost will be
deducted as appropriate. If the cost of such damage or loss exceeds the security
deposit the guests will be jointly and severally liable for the additional cost
which will be invoiced to the party leader
Linen
Bed linen is
provided for you during your stay. For holidays of 2 weeks we will if you wish,
arrange for a clean set to be delivered halfway through your holiday. Please
note we ask that you provide your own towels. Cot bedding is not provided
Cancellation
Your deposit and
balance payment are not returnable, however in the event of cancellation of your
holiday we would endeavor to re-let your booked weeks. Where this is achieved we
would be happy to return your deposit and balance less any additional marketing
costs, administration charge and late booking discounts given to the replacement
guests.
The owner may
cancel your booking due to major events such as change of ownership of the
property or unforeseen circumstances; the liability on the owner will be
restricted to the return of the rental paid at the date of cancellation..
Fuel
Electricity is
included in the rental. During the winter an open log fire is available. The
owners will provide a starter pack of, logs, kindling and firelighters.
Additional fuel maybe purchased from the owner if required. It is only permitted
to use wood on this fire.
Heating
Heating is provided
by storage heaters during the period 1st November –
31st March plus April & October if ambient temperatures are low. The
heating is turned off during the remainder of the
year
General
The property
is situated in a tiny community with friendly neighbours who are very supportive
of the property being let to holidaymakers. We would respectfully request that
our guests act responsibly towards them, particularly if returning late at
night.
Early
Termination
The Owner
reserves the right to terminate the tenancy early where there is a breach of
these terms or where in the opinion of the owner substantial nuisance, damage or
safety risk is being caused by the tenant. In the event of such early
termination no refund shall be given for the unexpired period.
Safety
It is the
responsibility of the party leader to ensure that all members of the party
including Children use the property in a reasonable and safe
manner
Pets
No Pets are
allowed at the property
Access
The
holidaymaker agrees to allow reasonable access to the property by the owners or
their servants for the purpose of inspection or to carry out essential
maintenance and repairs
Limit of
liability
The maximum
liability to any guest by the owner is an amount equivalent to rental paid by
the guest except where this limit is not permitted by law
Law
This agreement is governed by the law of England
and Wales and both the Guest and Owner agree that any dispute, matter or other
issue which arises between us will be dealt with by the Courts of England and
Wales
